Buyers would purchase land of their choice with cash or a bank loan. Buyers would also organize a pre-construction loan with a local Bank to pay the builder to construct the home. Within two weeks of the construction loan monies starting to be paid to the Builder by the Bank, construction will commence and normally be completed within a year.

The Buyer has some latitude in revising the floor plan layouts as well as making the home larger (or smaller) and negotiating a revised price with the Builder.

In the third phase of construction, Buyers have input as to colors on the walls, finishings on the floors (tile, wood, etc), type of kitchen and bathroom cabinets, lighting fixtures in the house as well as plumbing fixtures, etc.

An additional studio, one bedroom or two bedroom can be added below the house optionally at an extra charge to provide extra living space or to rent out. A swimming pool can also be added at an additional charge.

Buyers will also only have to pay stamp duty on the land, not the house and land which will result in a large savings.

The Banks vary in their loan requirements but usually require 10%-20% of the loan monies to be in cash or land equities in order to finance the loan. Buyers will also have to pay 4% (Belongers) up to 12% (Non-Belongers) BVI Government stamp duty on the land they purchase in order transfer the property into their name.
