Buyers can contract to build these very reasonably priced 4 Bedroom homes. There are two different versions of floor plans available…a single story or two story. Buyers can customize each home with choice of tiles, fixtures, kitchen cabinets, flooring etc. For additional monies, a studio or one or two bedrooms can be added below the main house.
A 2400 sq ft 4 bedroom private home by a qualified architect/builder for US $525,000, prices subject to finalized building plans and planning approval. .

Buyers would purchase land with cash or a bank loan. Buyers would also organize a pre-construction loan with a local Bank to pay the builder to construct the home. Within two weeks of the construction loan monies starting to be paid to the Builder by the Bank, construction will commence and normally be completed within 8-10 months.

Two different building plans are offered. Three bedrooms all on one level or three bedrooms split into two levels. The Buyer has some latitude on revising the floor
plan layouts as well as making the home larger (or smaller) and negotiating a revised price with the Builder.

In the third phase of construction, Buyers have input as to colors on the walls, finishings on the floors (tile, wood, etc), type of kitchen and bathroom cabinets, lighting fixtures in the house as well as plumbing fixtures, etc.

An additional studio, one bedroom or two bedroom can be added below the house optionally at an extra charge to provide extra living space or to rent out.
Buyers will also only have to pay stamp duty on the land, not the house and land which will result in a large savings.

The Banks vary in their loan requirements but usually require 10%-20% of the loan monies to be in cash or land equities in order to finance the loan. Buyers will also have to pay 4% up to 12% BVI Government stamp duty on the land in order transfer the property into their name.
